Balcony house is a Victorian family-run bed and breakfast offering clean, quality accommodation at an affordable price. We are located on the north side of Kendal, a historical market town ever expanding and offering numerous shops pubs and restaurants.
We offer 2 en suite double rooms and the balcony room with four-poster bed and private bathroom directly opposite the room. Breakfast and free use of a local hotel pool, gym and spa is included in the cost of your stay.

By Car
From the South:
- Take junction 36 to Kendal.
- Follow signs to the town centre and all other routes.
- Then follow the A6 to Penrith.
- At the Peugeot garage, take the first left on the mini roundabout and drive under the railway bridge.
- You are now on Shap Road: carry on.
- Balcony house is on the right, just before the pedestrian lights.
From the North:
- Take junction 39.
- Follow signs for Kendal (15 miles).
- On entering Kendal, Balcony House is on the left after the school playing fields and immediately after the pedestrian crossing.
